UNC / SAN / Shared Content / Password Challenge

I am in the middle of going to shared config and content at work. I have the shared config going fine. The shared content is another story.

It is being reached by a UNC path that is on a SAN.  I know many recommend local path / NFS instead of UNC - but this is the choice we have made for now.

The AppPool the apps are using are domain accounts that have RX perms to the SAN path.

The crazy thing is, it works. I can access the web app(s) fine. You can interact with the web-page and it seems to function without issue.

However, if I hit F5 at anytime and refresh the page, I get the password challenge box. Why is this? It would seem like this would be a binary solution (where it would work, or it wouldn't). This gray area is confusing me. I am positive the UNC path is causing the issue as well, as I removed it and changed back to a local path and it worked fine.

The question is, how do I fix this? I am not sure where to even look now.
